Florida Retirement Communities - SummerTree in New Port Richey

Retirement communities in Florida are quite abundant.  What
we mean when we say "retirement community" is that certain communities in Florida are reserved for those age 55 or over and at least one of the full time residents must be age 55 or better.  Generally speaking, if you are a couple and only one of you are age 55 you can still own the home and live there together.  Most retirement communities in New Port Richey Florida are very well maintained communities and a good number of those communities are gated and have golf courses although not all of them do.


SummerTree in New Port Richey Florida is one of the retirement communities that is gated and well maintained and  SummerTree has a 9 hole golf course as well as a clubhouse, heated pool, hot tub, fitness gym which is complete with mens and ladies locker rooms.  You can also enjoy the Billiard room in the SummerTree clubhouse. SummerTree is located just a short car ride from Hudson Beach and many dining and shopping establishments in the New Port Richey and Port Richey area.  

Residents of SummerTree enjoy having their landscaping
taken care of for them so you don't have to push a lawn mower or trim the shrubs around your home. If you think that retirement communities have only small homes, think again.  Homes in SummerTree vary in size from smaller two bedroom homes and villas to larger 3 bedroom homes with great rooms and dens.  SummerTree truly have homes available that will fit you and what you want in a home.  You even have the option to purchase a newly constructed home or have your own home built by DR Horton Builders

Homes For Sale in SummerTree in New Port Richey Florida

SummerTree is a wonderful golfing community in New Port
Richey Florida.  The golf course at SummerTree is open to the public and is a 9 hole course complete with ponds and sand hazards.  The average cost for 2 people is about $25.  There are a number of homes for sale in SummerTree as of today (July 23, 2014) and the SummerTree community offers you a choice in home styles that range from 1 bedroom condominiums to 2 bedroom villas to 4 bedroom homes in Cross Creek at SummerTree.

You can rely on my experience selling homes in SummerTree.  I have been assisting home sellers and home buyers in SummerTree in New Port Richey Florida for years and I can provide you with the information you need to make to an informed decision when selling or buying a home in SummerTree.  There are multiple "villages" inside the gated community.  The Greens and The Villas are areas of the community that offer villa style homes.  Tournament Row also offers villa style homes but they are located directly on the golf course.  Arborwood is an area that offers 2 bedroom homes that are not attached like villas.  These are separate houses with garages with floor plans of about 1100 sq ft. of living space.

The Fairways in SummerTree is an area of larger 3 and 4
bedroom home with larger floor plans.  Some of the homes of the Fairways are located on the golf course while others are located along a small lake or preserve area in a beautiful setting.  Cross Creek in SummerTree is the newest section of the community.  You can still build a new construction home in Cross Creek with DR Horton Builders.  The homes in Cross Creek are larger 3 and 4 bedroom home like the ones in the Fairways however none of the homes are on the golf course you can still buy a home in Cross Creek that has no rear neighbors.

SummerTree Community in New Port Richey Florida - Water Update April 2014

The SummerTree community in New Port Richey has been
tackling county government to remove the private water company from their community.  Residents have been experiencing water rate increases and no increase in the quality of water.  On Tuesday April 22, 2014 all of that started to change for the good. The residents want their water to be Pasco County Utilities instead of the private company Utilities Inc, they have now.

Below is an update from a SummerTree resident about their recent progress on the issue:
What a wonderful day Tuesday 4/22/14 was for Summertree. Thank you all for coming to the County Center...you all helped in getting the support we need from our Pasco County Commissioners!

What has been accomplished:
- We received UIF's engineering report on Friday. They researched a centralized system and individual well systems but could not guarantee a stable outcome. Both the CPH Engineering and Utilities, Inc. recommendation was for a Pasco County interconnect. This would give us County water which is what we want. However, UIF would still be in control and we would continue to be subjected to our historic rate increases every 3 years.
- This is why we asked the Pasco County to research purchasing our system. They offered two options looking into FUA (Florida Utility Association) and a means to reduce our impact fees for the interconnection. The Commissioner voted unanimously to support working toward a solution.
- Senator Simpson's bill SB 272 is going to the Senate floor on Friday; it will go for a vote on Friday, April 25.
- Rep. Richard Corcoran is still working to amend Rep. Santiago’s bill HB 357 by amending the bill on the House floor. We do not have a date but the Session closes next Friday, May 2. So we will know soon learn if the bill will be amended; otherwise, we need the legislators to vote it down!
- We have been getting media coverage ...three news articles and a letter to the Editor. I will keep working to continue getting our message out there.
- I have been receiving positive feedback about your calls and emails to legislators.

We still have an unpredictable journey ahead us, so keep up the good work!!!
